Real estate agent: Get Facebook Ads Ready: Do these 3 things before running Facebook Ads

CAUTION! Before you start running any Facebook Advertising or Instagram Advertising make sure these THREE THINGS are in place.

What’s good?!? Glad you’re here.

I was talking with a real estate agent today, they’ve been in business, in the industry for a long time but they want a little bit more stability, consistency. They want to bump things up a notch.

They were asking me about FACEBOOK ADVERTISING...

I just shared with them, before we get into Facebook Advertising, before we start talking about strategy and copy, let’s slow down a bit and make sure we have these THREE THINGS in place and here’s why?

Three Things To Get Facebook Ad Ready Ads

  1. FIRST thing you want to do is PRUNE your Facebook page.

Get rid of anyone that is not inside your target audience. If you’re like most real estate agents or lenders or service professionals, you probably have a bunch of people inside your industry that like your page.

In fact, I still have done it to this day when I connect with someone on Facebook and I become friends with them. If they are a real estate agent or lender, the first thing that they do is send me a link to their page and ask me to like.

This is a huge mistake when you start doing your marketing or just your organic reach.

Facebook will show your post to those people based upon the past that it thinks you wanted to show with. If all you have is inside the real estate industry, then that’s who Facebook is going to serve your post up to. If they’re not your target audience, PRUNE them or get rid of them.

  2. SECOND thing is you want to PIMP OUT your page.

This makes sure that your header looks good, your profile picture, Bio is up to date, and wanted to make sure that you’ve optimized all that stuff. Definitely, people are going to look at that stuff. What they see is going to matter, so take the time to pimp out your page!

  3. THIRD thing is getting your PIXEL set up.

This used to be the first thing I’d ask real estate agents when they’d ask me for help with Facebook Ads. “Do you have your pixel set up”?

They’re like “I’m an iPhone user, not a Google user.”

    Then that’s a BIG NO!

We were not yet ready to do Facebook advertising at all.

What is A PIXEL? And how it works?

The pixel is the MAJOR THING that’s going to help real estate agents with Audience Building, Retargeting and with Conversion, but you want to make sure that you get it pruned, you get it pimped out because that’s going to help you make sure that you’re getting the right people and the pixel is collecting data.

So these are your THREE THINGS:

  1. Prune it

  2. Pimp it

  3. Pixel it

The big takeaway that I want real estate agents to have from this is just don’t launch into Facebook Advertising. Don’t start boosting posts right from your page unless you’ve done things in the right steps and in the right sequence.

And once you have those things in place and you’re ready to take your Facebook marketing or your Instagram marketing to the next level! I have a document called the TEN RULES.

These are the ten rules that I use to just remind myself when we’re running our advertising and when we’re doing our campaigns. And asking myself about these essential questions:

  • What should we be doing?

  • What should we not be doing?

  • When should we be doing it?

  • When should I scale an Ad?

  • When should I bail on an Ad?

All the things to make sure that the advertising is effective and we’re not wasting any money!
